Precise defect evaluation created opportunity for value engineering
This four-story building suffered water intrusion from multiple sources including exterior walls, planters and decking. The repair recommended to the association would have required interior drywall removal in all ground floor units and stucco removal for the entire first floor of the building to perform the necessary structural repairs. Stonemark performed a detailed forensic investigation to identify water infiltration sources and actual extent of the structural defects and ascertained the damage was not as widespread as initially assessed. Stonemark’s value engineering enabled the association to avoid wholesale repairs at a savings of $900,000. We managed interior restoration to affected units and a complete new stucco coat, providing the building a fresh, updated aesthetic.
