When Park Plaza Homeowners Association envisioned a façade and common area upgrade project to modernize their buildings and improve aesthetics and property values, they retained Stonemark for planning services. The Santa Monica complex, built in 1975, is comprised of 88 units in two six-story towers, over two levels of subterranean parking. The repair concept included upgraded façades, balcony railings, relocated pool, exterior hardscape and landscape, and interior lobby and common area improvements. Stonemark first coordinated a market analysis and feasibility study to determine whether improvements were possible and cost-effective. Working with the architect, structural engineer and the City of Santa Monica, we defined project options, developed a detailed project plan and total project budget to create the most viable and cost effective project.

Stonemark was hired to assess and develop a repair plan for structural issues with our homeowners association. The project has been of long duration, complex, and challenging. The value of their professional management began by investigating the symptoms, and it continued with timely, well documented and unbiased findings and repair recommendations. Bart worked closely and effectively with the engineering team to develop creative ideas for repairs and their implementation. He educated the board of directors on each technology option and its potential impacts and costs in a way that was concise, thorough, and understandable to the layperson. He kept the Board informed throughout the bid and selection process and negotiated substantial cost savings. With an expert’s deep and detailed knowledge of the subject, he summarized and presented the complex issues to the general membership at each step of the process.
